WHAT THE PORTAL DOES

Five things you can do without picking up the phone

Make a payment

One-time ACH bank transfer or scheduled automatic payment. Save the bank account on file so future payments are one click. Card payments accepted with a 3% card surcharge.

View account balance

Current principal balance, accrued interest, next payment due date, escrow balance, and a running ledger of every transaction posted to your account.

Statements and tax forms

Download monthly statements as PDFs. Year-end 1098 mortgage interest statement is posted in January. Payoff statements are available on request through the portal or by email.

Update contact information

Change your mailing address, phone number, or email from inside the portal. We update the records typically within 48 hours so future notices and statements go to the right place.

Mobile access

The portal is mobile responsive. Pay on a phone, check your balance from a tablet, or download a statement from a laptop. Same login across devices.

When to call us instead of using the portal

The portal is for routine self-service. For anything that needs a real conversation, call us at (210) 504-8878 Monday through Friday between 9 a.m. and 4 p.m. CST. Examples:

  • You are behind on payments. Call early. We can take your payment and explain exactly what your note requires; any change to your loan’s terms is your lender’s decision, not ours. HUD-approved housing counselors offer free help at consumerfinance.gov/find-a-housing-counselor.
  • You received a default notice. Read the notice, then call. Notice timing, cure amounts, and required steps need a live conversation, not a portal message.
  • You disagree with a charge or payment posting. Email or call with the specifics. We open a ticket and respond in writing.
  • Your hazard insurance lapsed. Send the new policy or binder to us by email; we update the escrow and the insurance file typically within 48 hours.
  • You are selling the property. Request a payoff statement (portal or email) and let us know the closing date so we can coordinate with the title company.

We do not apply pressure beyond the contractual notices your loan documents require. We are the servicer, not the lender, so we cannot change your loan’s terms; that is your lender’s call. What we can do is take your payment, explain your note, and put a real person on the phone during business hours.

How you'll get statements and notices

By using the borrower portal you consent to receive account records electronically (statements, periodic notices, tax forms, transfer notices) under the federal E-SIGN Act. You may withdraw electronic consent at any time by emailing customersupport@moatnoteservicing.com; withdrawal applies to future communications. Hardware and software requirements: a current web browser, an active email account, and the ability to download and save PDF files. See the full terms in our Privacy Policy.

The borrower portal is operated on a secure, independent mortgage-servicing platform used by Moat Note Servicing. Use of the portal is governed by our Terms of Service. Moat Note Servicing, LLC (NMLS 1419346) is a Texas-licensed mortgage servicer based at 1602 N PanAm Expy, San Antonio, TX 78208.
